Part 7-Effective Marketing and Advertising


Just like general real estate sales and service the importance of effective marketing & advertising cannot be underestimated when attracting perspective tenants for rental properties. The days of putting a sign in the yard with a phone number have long past. Part of best practices for professional property managers is to follow guidelines assuring they are giving the vacant property as much exposure as possible. Those guidelines should include the following:


Preliminary Checklist

  • Inspect the property and ensure it is in good showing condition

  • Make sure all appliances are in working order

  • Make sure all repairs are completed (if needed)

  • Make sure all cosmetic issues are completed

Marketing

  • Video tape the property while vacant in pristine condition

  • Create a professional marketing video

  • Have professional photos for pictorial

  • Create marketing material

Advertising

  • Upload all marketing materials on Facebook Marketplace

  • Input all photos and property data into the local multiple listing service (MLS)

  • Input all marketing material into Realtor.com and Apartments.com

  • Create a pictorial from the professional photos

  • Advertise on local radio station
