Serenity Bay is a deed-restricted community located in St. Augustine, Florida. Our goal is to preserve the community’s appearance, value, and quality of life through consistent and transparent management practices. We work closely with the Board of Directors to ensure compliance with governing documents and to support the best interests of all property owners.

Estoppel Requests

Pursuant to Florida Statutes Chapter 720, estoppel certificates will be delivered within 10 business days after receipt of a written request and payment of applicable fees. Fees may not exceed statutory limits unless otherwise permitted by law. Processing will not commence until payment is received in full.

STATUTORY FEES DISCLOSURE (IMPORTANT)

Estoppel fees are governed by Florida Statute Chapter 720. The Association may charge:

Up to $250 for preparation of the estoppel certificate
An additional $150 if the account is delinquent
An additional $100 for expedited (rush) requests (completed within 3 business days)

No estoppel certificate will be issued until payment is received.

I understand that this request is for an estoppel certificate pursuant to Florida Statute Chapter 720. I acknowledge that processing will not begin until payment is received in full, and that the estoppel certificate will be delivered within 10 business days thereafter. I understand that the certificate is valid for 30 days.
